THE ART OF FLOOR PLAN DESIGN

I’ve been drafting custom floor plans and interior architecture—creating layouts that are intuitive, livable and functional, all infused with a deep understanding of spatial design for over 20 years. Reimagining, reinventing and reconfiguring existing spaces to better utilize the existing footprint is my specialty. Whether you’re building new or reimagining an existing home, I offer both Full Service Design and one-on-one Virtual Design Services to support your project with clarity, creativity, and care.

BEFORE & AFTER

FULL SERVICE

I take on full-service, comprehensive design projects for new builds, whole-house remodels, and additions. The process begins with floor plan design and continues through every phase of interior architecture and design—including electrical plans, designing all interior elevations that reflect cabinetry, fireplaces, fixtures, finish, and color selections—culminating in the completion of construction.

My scope includes project site visits and ongoing collaboration with you and your full design and build team, ensuring a cohesive, thoughtful process from start to finish.  This comprehensive approach helps reduce stress, avoid unwanted surprises or regrets, and ultimately delivers a well-designed, livable, and beautiful custom home.

When you work with me, you work with me. I’m with you from start to finish.

The floor plan design process for new construction can begin in one of two ways:

  • Option 1: You start with preliminary floor plans created by an architect. I then step in to edit, refine and perfect those plans—infusing them with functionality, flow, and architectural style.

  • Option 2: You begin with an architect-created footprint that outlines the general shape and square footage allotment. From there, I design the floor plans in collaboration with you and your architect, who then develops the exterior architecture.

What if it's just a remodel to an existing home with no addition? You can then just work directly with me.

  • Option 3: I start any remodel by carefully evaluating the existing space—starting with on-site visits where I take detailed measurements and photos to create an accurate existing floor plan. Once I put the plans onto AutoCAD, I design a range of preliminary floor plans. There's always more than one way to solve a spatial problem.  These exploratory layouts give you options to consider what best serves your needs functionality and construction budget. Often, the final plan is a hybrid—blending elements from multiple options to create a solution that feels just right.

In either of the three above approaches, once your floor plan is finalized, electrical specifications will be added to the plans. I will then begin to develop the interior elevations—including built-in cabinetry and where colors, fixtures and finish materials are thoughtfully sourced and integrated. It’s the stage where everything comes together, bridging design vision with construction readiness.

VIRTUAL SERVICES

Whether you're finalizing your floor plans or navigating design decisions mid-project, these virtual services are designed to help you feel supported, informed, and clear about your next steps. I offer three stand-alone services to help you refine your home design and avoid costly mistakes. Each one is available at nearly any stage of the process and can be repeated as needed.

Sometimes your floor plan just doesn’t feel quite right—but it’s hard to explain why. Other times, you know for sure something’s wrong, but you’re not sure how to fix it. Or perhaps the plan seems perfect, but you recognize this is a major financial, emotional, and time investment—and you want to be sure nothing’s been overlooked. That’s where I come in.

I’ll assess what’s been drawn and offer targeted suggestions to improve flow, function, and livability—before construction begins. My goal is to help you feel empowered and move forward with clarity and confidence.

Full Floor Plan Review - Intended for new builds or whole-house remodels. With this premier service, the entire newly designed floor plan is evaluated and addressed during a two-hour virtual appointment.

Partial Floor Plan Review - Same service as the Full Floor Plan Review, just scaled down to a maximum of three rooms addressed during a one-hour virtual appointment—making it perfect for problem areas and remodels. 

Design Consultation - This one-hour Q & A session is led by you and tailored to your specific needs. I'll offer real-time feedback and thoughtful guidance throughout the appointment. This is a stand alone service, but it also work beautifully as a follow-up to a Floor Plan Review and can be repeated at nearly any stage of the design process.
